A professional roof inspection covers every component of your roofing system โ not just what you can see from the ground. Alston Roofing & Maintenance inspectors walk the roof to examine each shingle section for cracking, curling, buckling, and granule loss. We check every flashing point: chimney flashing, step flashing at walls, pipe boots at plumbing vents, vent boots at exhaust fans, and valley channels where water concentrates.
We inspect the roof in three stages. First, we walk the entire surface โ checking shingles for wear, flashing for gaps, and all penetrations for seal integrity. Second, we examine the perimeter โ drip edge, eave condition, gutter attachment, fascia and soffit condition. Third, we go into the attic โ checking ventilation, insulation, and looking for moisture, mold, or daylight showing through the roof deck.
Our Roof Inspection Process
Schedule Your Inspection
We'll confirm your inspection date and time. Let us know the purpose โ annual maintenance, home sale, insurance claim, or post-storm โ so our inspector brings the right checklist and documentation forms.
Surface Inspection
Full exterior roof walk. We check every square foot of shingles, every flashing transition, every penetration seal. Pipe boots squeezed for brittleness. Chimney flashing probed for gaps. Valley channels checked for debris buildup and wear. Photos taken of every finding.
Below-Deck Assessment
Attic inspection: we check ventilation balance (soffit vents vs. ridge vents), insulation depth and condition, and the underside of the roof deck for moisture. Dark stains, mold, or daylight through the sheathing signal active or past water intrusion.
Findings Delivered
You receive a written report with annotated photos within 48 hours. Findings prioritized by urgency: critical (active leaks, failed flashing), moderate (worn shingles, marginal ventilation), and low (cosmetic, long-term maintenance). Repair estimates included.
